Offering you a tailor-made package

Whether you let out a one bedroom flat or maintain a portfolio of properties, your responsibilities as a landlord are the same. Dealing with dripping taps or broken boilers, renegotiating leases and filing tax returns. Not to mention keeping abreast of an increasingly complex legislative environment.

Managing your property on your own can be very frustrating and time-consuming. Our fully managed package is designed to provide you with a stress-free lettings and property management solution.


We believe that the key to successful management is our ability to manage relationships between the property owners and their tenants. Throughout the contract, we’ll keep you fully up to date with monthly financial statements.


Our landlords are confident that their property and investment will be well looked after. Our fully management package covers:


  • Free market valuation and practical advice for property lettings
  • Sourcing and referencing suitable tenants (e.g. credit checks, tenancy history, landlord referencing)
  • Guarantor checks (same as above)
  • Free advertising on our own website, Zoopla, Rightmove and Prime Location
  • Arrange flexible viewings including evenings and weekends with prospective tenants.
  • Preparation of tenancy agreement and legal property certificates.
  • Collecting meter readings and notify appropriate utility companies (including the transfer of Utilities; Council Tax, Water, Gas & Electricity changes are advised to the respective boards)
  • Preparation of inventory and evidence for bond (including: Internal Photographic Evidence)
  • Collect first month rent and standing order payments.
  • Collect and monitor rent payments and issue landlord monthly rent statement.
  • Monitor rent accounts and chase by home visits, telephone, e-mail and SMS.
  • Collect bond and register with the deposit protection service.
  • Carry out periodic inspections to check the condition of the property, rent accounts, conditions of tenancy are being adhered to and keep landlord updated.
  • Arrange for maintenance or repairs for the property after consulting the landlord.
  • Regular liaise with tenants on a routing basis and arrange necessary renewal of tenancy, rent review and to ensure a good landlord and tenant relation is maintained.
  • Carry out detailed check out inventory side by side in comparison with the check-in inventory
  • Transfer of Utilities (Council Tax, Water, Gas & Electricity changes are advised to the respective boards)
  • Arranging for Fire & CO Alarm Safety Installations at the start of the tenancy or when management of property is taken on.
  • We arrange and organise the safety certificates as required to ensure compliance, between tenants and our recommended contractors, charged by our client.
  • Full Deposit is collected and protected with a Government Recognised Deposit Protection Scheme and is held until the end of the tenancy.

This package is for landlords who wish to handle the maintenance and repairs of their property. We will guide you through the process and prepare all the necessary legal documents.


Any breakdowns or maintenance to the property will be initially reported to us by the tenant. Our agent will then inform you of the issue raised within 24 hours (during normal office working hours). You will then need to make the necessary arrangements to resolve the issue between us and the tenant.
